VOLTA BLOG I A look at: The most unique commercial premises in the city are expected in North-Tallinn

VOLTA BLOG I Unique commercial premises in Volta Quarter

North-Tallinn is one of the fastest developing districts of the city where thousands of new residents will be moving to in the coming years. With the ever-growing number of residents, the need for various services also increases and the city and the developer have to make sure that new work and commercial premises are built alongside the new homes.

Life is branching out from the city centre

Balti Station market, Telliskivi shopping street, design workshops, museums and eateries, Noblessner Cinema and fancy restaurants, and the cosy cafes, community gardens and workshops of Põhjala factory bear witness to the fact that life is no longer concentrated in the city centre but is branching out over the entire city.

In the last five years, several shops and eateries have opened in North-Tallinn, and in addition to people in the field of art and culture, interest in the district is also high among some IT companies and various start-ups that have either already moved or are planning to move their offices from the city centre or somewhere further away to Kalamaja, Noblessner or Telliskivi.

The advantage of North-Tallinn is its immediate proximity to the city centre, good access by bike or scooter, and fast public transport connections to other districts.

Unique commercial premises

Volta Quarter with its comprehensive living environment emerging in the heart of Kalamaja will be a home and workplace for nearly 3,000 people and various businesses and companies by 2025. The Quarter will have both commercial and living spaces, plenty of leisure opportunities for different age groups, a brand-new park with tall trees, shops, restaurants, kindergarten, and a gym.

Already this summer, unique commercial premises of different sizes will be completed alongside living spaces in the 72 meter long limestone building with arched windows from the beginning of the previous century, the Volta Gallery Lofts building. While electric engines and other machinery were manufactured in the former machinery plant from 1912, the commercial premises with a unique design of the building are today looking for companies and businesses from any field.

The floor-to-ceiling picture windows, extremely high ceilings and a multi-level layout make the building with a history dating back more than a hundred years unique. Business is facilitated by the fact that commercial premises have access directly from the street level. Commercial premises of Volta Gallery Lofts are ideal for both service and commerce, as a stylish showroom or an awesome studio or home office.

The size of commercial premises is 12–1,500 square meters – the range of options is wide, and the possibilities are many.

Micro-spaces for accommodation are an investment

Alongside residents, North-Tallinn also attracts a lot of tourists, and Telliskivi, Kalamaja and Noblessner are special attractions. The Volta Quarter is located in the heart of Kalamaja, i.e. in the middle of all three, and an option is to purchase commercial premises that can be transformed into a cosy rental space.

Such accommodation options have become more and more popular in Europe and particularly in the Nordic countries, and many tourists prefer an Airbnb with all the comforts that has freedom and feels homier to a hotel.

The primary function of all commercial premises of Volta Gallery Lofts is actually accommodation, which means that they are ideal for short-term rentals or Airbnb. The range of commercial premises is wide and they can be designed for multi-purpose or seasonal use as needed.

The Quarter will be completed in a few years

Volta Gallery Lofts located on Uus-Volta Street, i.e. loft-type terraced houses with ceilings up to six meters high and a courtyard and individual commercial premises will be completed this year. The first apartments in Volta Residences will also be completed the same year.

In 2023, the Volta Villa will be completed. It is the main building of the former Volta factory, which was built in 1900 and is now being transformed into an apartment building with a historical flair. The next stages of Volta Residences and a park area where about 300 apartments and a park and leisure opportunities, i.e. playgrounds for children, ping pong tables, pétanque and ball court, and picnic and recreation areas, will be built will be completed in 2023 and 2024. The Quarter will also have its very own kindergarten.

In 2025, the last buildings of the Quarter, the Volta Lifestyle Centre, will be completed. This consists of two magnificent high-rise buildings built next to historic limestone buildings, one of which is an 85-apartment residential tower and the other a business tower with office spaces.
