VOLTA BLOG | New streets in the historic Volta quarter opened to traffic today

The streets of Uus-Volta and Mootori in the historic Volta quarter were opened and the completed and soon-to-be completed buildings were presented today. In one of the largest developments in Northern Tallinn, 173 apartments and over 2,200 m² of commercial space will be completed in this and the next year. Two new streets, a large underground car park and an operator-neutral communications network will be built in the quarter. 

“The Volta Quarter is one of the largest developments in Northern Tallinn, and its construction is progressing well and on schedule despite a challenging year,” said member of the management board of Endover Robert Laud. “The first building of the new stage at Uus-Volta 9 has just been completed and the first premises have been handed over to the new owners. As we develop Volta, we feel that our responsibility is to create a dignified and sustainable combination of old and new architecture and a symbiosis of buildings and park areas.”

The limestone industrial building, which is 172 metres long and whose history is over 120 years long, has been given a new lease of life as a modern residential and commercial building called Volta Gallery Lofts. The jewel in the crown of the townhouse are the luxury apartments with private courtyards over three floors and the personalised commercial premises. The exclusive homes are characterised by 6.4 metre high ceilings, restored historic arched windows and private courtyards. One of the two original galleries of the factory will be kept completely open and landscaped courtyards will be established inside the former industrial building, and the limestone wall with arched openings in the back of the yards will be preserved to ensure privacy.

The development of the large quarter also required the construction of extensive new infrastructure. Two new streets were built in the quarter, Uus-Volta and Mootori. Over 1.5 km of stormwater drainage network was laid in the ground, which covers Peetri, Tööstuse and Volta streets as well as the stormwater pipelines inside the Volta Quarter. “Unlike Kalamaja, where most of the buildings are heated by gas or stoves, the Volta Quarter received a new district heating system. The new buildings in the quarter have solar panels on their roofs and, in cooperation with Enefit, we have built the first major urban operator-neutral communications network in the quarter, which is unique today. We are also planning a novel app-controlled electric car charging solution in cooperation with Enefit,” said Robert Laud.

All six new energy class A buildings in the new stage of the quarter, called Volta Residences, have also reached their peak height, and the keys to the apartments will be handed over to owners from early 2023. The architecture of the Volta Residences was created by KoKo architects, who were inspired, among other things, by the legendary Volta waffle maker. The architecture of the new buildings is in keeping with the historic industrial quarter, with the modern minimalist form combined with a timeless brick façade.

The Volta Residences will have apartments with 1-4 rooms and lofts that span across two floors. On the highest floors of the buildings, there are spacious penthouses with views of the sea and the Old Town. The average price per square metre of these apartments is around €4,600 and they are located in the Volta inner quarter on the new Uus-Volta and Mootori streets.

A park area with tall vegetation will be established in the centre of the quarter, which is planned in such a manner that it is hidden from the noise of the city and offers the residents peace and privacy in their home yard. There will be playgrounds for different age groups, table tennis tables, a petanque area, a training area, a pet area and a nursery in the park.

A team of top professionals with extensive experience contributes to the development of the quarter. The architecture of the buildings is created by architects from the renowned architectural firms KOKO, Apex and ARS. Interior architect Aet Piel is behind the improvement of the room layouts and the main contractor is Metropoli Ehitus, which has experience in large-scale projects and high-rise buildings. The largest local banks in Estonia, LHV Pank, Coop Pank and Bigbank, are contributing to the financing of the current stages of the quarter.
