Choosing and booking a new apartment
The customer books the selected apartment at the website of the development of Endover, and pays the booking fee €1,000.

Negotiation of terms and conditions of sale of the old property
After booking the new apartment we assess the value and sales period of the property put on sale by the customer, and negotiate the sales price.
Requirements to the property put on sale:- location of the property – Tallinn, Viimsi
- condition of the property – possible to move in immediately, use permit available
- type of the property – residential, apartment ownership
The broker fee in case of sale is 2.9 % + VAT.

Conclusion of contract of the new apartment under the law of obligations
In case of suitability of the agreed terms for the sale of the property of the customer, we will conclude notarial sales-purchase contract under the law of obligations (CLO) for the purchase of a new apartment.
Conditional CLO with down payment €5,000, period 3 months.

Sale of old property
The offered service includes the following.
- Photographing the property
- Preparation of professional sales information, including sales advertisement
- Customer communication with potential buyers
- Customer days (3) + customer meetings at agreed times
- Mediation period 3 months

Conclusion of real right contract of the new apartment
If the property put on sale is sold in 3 months, conclusion of real right contract (RRC) of the new apartment and transfer of possession to the buyer will take place.
If the property of the customer put on sale is not sold near the end of the 3 months period, the customer can decide to withdraw from the contract in 2 weeks before expiration of the 3 months period. Upon withdrawal from the contract, RRC of the new apartment will not be concluded, and down payment of CLO will not be returned. Within 6 months, it is possible to use the down payment for purchase of another apartment of the development of Endover, which is available at the moment of sale of the old property.
