Building structure

Foundation

The building will stand on monolithic reinforced concrete slab foundations.
Load-bearing structure
The load-bearing structure in the basement and parking building will be monolithic reinforced concrete. The bulk of the structures on the ground level of the building will be made from prefabricated reinforced concrete, with the external walls made from triple-layer reinforced concrete panels with a painted exterior surface and the suspended ceilings from hollow reinforced concrete panels.

Roof

The building will have a flat roof on which there are terraces.

Internal walls

The walls between the apartments and commercial spaces will be constructed from stone, while the walls within the apartments will be plasterboard walls on steel profiles.

Storerooms

The walls and doors of the storerooms will be made from welded wire mesh on metal frames.

Stairwell

The fireproof stairwell is located in the central section of the building by the elevator shaft. The perimeter of the stairwell will be a reinforced concrete wall.

Doors

The apartments will have veneer-covered timber external doors and painted profile internal doors.

Parking area

Car park within the building. Parking spaces are located on the two basement levels of the building and on its five ground floors dedicated to parking. The car park will be unheated. The walls and ceilings of the parking area will not be given a finish.

Interior finishing of apartments

The apartments will be finished according to the package selected. Rooms will have parquet flooring, while the floors and ceilings will be painted. Sanitary rooms will have their walls and floors tiled. The apartments will have painted reinforced concrete panels and partially unpainted suspended ceilings.

Interior finishing of common areas

The walls and ceilings of the corridors and stairwells will be painted in light tones; the wall surfaces of the parking level will be given a dust-proof finish. The floor in the lobby will be tiled. The stairways, technical rooms and floor of the underground parking lot will have 100% concrete surface. Smart mailboxes will be installed in the lobby.

 

Technical systems

Water supply and sewerage

The building will be connected to the AS Tallinna Vesi water supply and sewerage system. A central system for hot and cold consumer water will be installed in the building. A water meter unit will be installed in every apartment. Sanitary equipment will be installed as per the interior finishing package.

Heating

The building’s heat supply will be based on district heating. The apartments and commercial spaces will have adjustable water-based floor heating.

Ventilation

A heat-recovery ventilation system is planned for the apartments, commercial spaces and public areas. The apartments will have autonomous ventilation equipment.

Electricity

A full electrical system will be established in every apartment, with light switches and power sockets installed as per the interior finishing package. Data communications cables, an automatic fire alarm system and an intercom system will be installed. Use of electricity will be calculated via electricity meters in the main feeder pillar. Recessed lighting will be installed in sanitary rooms.

Lift

There will be two lifts in the building.
