TERMS AND CONDITIONS OF SALE
THE SALES PROCESS HAS 3 STEPS:
1. RESERVATION
Upon reserving an apartment, a reservation agreement is formed with the buyer and the buyer pays a 2,000 Euro deposit to confirm their desire to make a purchase.
2. SALES CONTRACT UNDER THE LAW OF OBLIGATIONS
A notarized sales contract under the Law of Obligations is signed with the buyer, where all details of the transaction are agreed upon. The basis of the sales contract under the Law of Obligations is 20% of the sale price of the transaction, paid by the buyer.
3. CONTRACT OF PROPERTY LAW
When the apartment is ready to be transferred, a notarized contract of Property Law is signed. The buyer pays the remaining part of the sale price and the ownership of the apartment is transferred over.
APARTMENT PRICE INCLUDES:
- Interior design based on chosen basic package
- Setting up and joining utility networks (water, electricity, plumbing)
- Erected yard
APARTMENT PRICE DOES NOT INCLUDE:
- Parking space
- Storage space
- Notary fees and state tax associated with signing a sales contract (the buyer covers the costs)
- Joining fees of data communications, cable television, telephone and surveillance communications
The number of parking and storage spaces is limited. Depending on demand for parking and/or storage spaces there may not be enough space for all buyers and the vendor retains the right not to sell a parking and/or storage space with the property.
It is also possible to buy a separate, delimited part of an apartment in common ownership.
