Analysis of the new development market 2018: The leading developer in Tallinn is Endover

March 7th 2019

The largest and leading developer of residential real estate in Tallinn in 2018 is Endover who is also the market leader in terms of flats sold and for sale.

Last year, Endover was the leader in the residential real estate market in Tallinn both in terms of sales and offers. In 2018, Endover sold altogether 292 flats and the volume of their public offers at the end of the year was 354 flats. With the given results, Endover ranked the leading place in the analysis conducted by the renowned real estate analyst Tõnu Toompark.

According to the analysis assessing last year’s property offers and sales results in Tallinn based on public data, the results of Endover exceeded those of Merko Ehitus, Kaamos Kinnisvara, Bonava Eesti, YIT Ehitus and many other players in the new real estate development market.

The given result clearly confirms that the experience of over 20 years allows us to understand the expectations of the market and the customers.

Marko Männimets, Director of Sales

The Sales Director of Endover Marko Männimets: “Our strengths include a professional team and the ability to plan the developments according to the market needs. We manage and administer the entire production chain starting from planning, product development and construction to marketing and sales. We do not merely build flats, instead, we establish comprehensive living environments suitable for the particular area. We introduce additional values widely used in other parts of the world also in the Estonian market together with innovative design and trends.

As to the forecasts of the real estate market in 2019, we have strong faith. The situation is good and the market is stabilising. The number of transactions and price increase will slow down a little, however, we do not predict any decrease or overheating. We predict around 3-5% price increase. The demand is still high with the demand and supply ration in good balance. The interest rates of long-term mortgages have remained on the same level. The ratio of people’s income and real estate prices is also in good balance and compared to the period 10 years ago, people’s purchasing power per square metre has more than doubled.”

We predict around 3-5% price increase. The demand is still high with the demand and supply ration in good balance.
