The new phase of homes and commercial spaces at Volta Gallery Lofts will be completed this fall

Yesterday, the traditional topping-out wreath was removed from the new phase of the Volta Gallery Lofts — a building that serves as a link between the Volta and Krulli districts. The historic industrial building, originally constructed in 1912, will be given new life this fall as a modern residential and commercial space.

Within the walls of the historic limestone structure, two floors will feature contemporary commercial spaces and micro-apartments. Thanks to the vision of ARS Projekt architects, a modern third floor with a metallic façade will also be added, featuring luxury apartments of up to 150 m², each with spacious rooftop terraces.

The prestigious ground-floor commercial spaces are defined by authentic limestone walls, grand arched windows, and ceilings up to 8 meters high. Ranging in size from 40 to 560 m², these service, office, and retail spaces are easily accessible to both Volta and Krulli district residents and employees — making them an ideal fit for restaurants, cafés, or boutique salons.

The second floor will feature micro-apartments ranging from 19 to 60 m² — a unit type already in high demand in the area. This is largely due to the influx of tech companies to North Tallinn, including Wise, which recently brought thousands of new employees to the Volta vicinity. In the current completed phase of the Gallery Lofts, only one move-in-ready micro-apartment remains. A new selection of micro-units will be completed this fall.

The third floor will house luxury apartments of up to 155 m², equipped with Bisly smart home solutions and featuring terraces that overlook Volta’s peaceful, green inner courtyard.

The architecture of the Volta Gallery Lofts was designed by ARS Projekt, and the building is being constructed by Metropoli Ehitus. To date, half of the revitalized Volta district has been completed — with construction and renovation finished on 13 buildings, along with new infrastructure including streets, district heating, and sewage systems. Five more buildings are set to be completed this year, and planning is already underway for, among other things, two high-rises. The district also features the new Volta Padel Center. In early 2026, the first phase of Volta HUB will open, which will include the area’s largest MyFitness sports club.
